What’s included
Every part of the roof, in order.
The checks follow the areas InterNACHI’s Standards of Practice ask home inspectors to cover on a roof: the roof covering, gutters and downspouts, vents, flashing, skylights, chimneys and other penetrations, and the roof structure seen from the attic. Storm damage checks cover hail and wind.
One checklist works on shingle, metal, tile, and flat roofs. Mark N/A for anything the roof does not have, like membrane seams on a shingle roof or a chimney that is not there. The Excel version adds dropdowns and counts the OK, Repair, and N/A results in each section.

Completed example
A storm damage inspection, filled in.
This fictional example records an inspection of an 11-year-old asphalt shingle roof after a hail storm. The inspector found hail impacts with granule loss, dented vents and gutters, and a cracked vent boot, but no active leaks. Download the MobileForm PDF report to see a completed sample roof inspection report with every section, a demo photo, and clearly labeled demonstration signatures.

Open the ready-made checklist in MobileForm, adjust the checks for the roofs you inspect, and save it. On a phone, a bar at the top shows which section you are in and jumps to any other, so you can check the attic first and the roof second. Photos attach to the report, and the completed inspection exports as a PDF.

Roof inspection checklist questions
Is the roof inspection checklist free?
Yes. Download the blank PDF, Excel workbook, and completed sample report without signing up, and reuse them for your own inspections.
Is this a roof certification form?
No. Some insurers require their own roof condition or certification form, often completed by a licensed inspector or roofer. This checklist documents an inspection; it does not certify a roof or replace an insurer’s form.
Does it work for flat and low-slope roofs?
Yes. Membrane seams, ponding water, and roof drains and scuppers cover low-slope roofs. Mark the shingle-specific checks N/A, or remove them in MobileForm before saving the form.
Can I use it after a hail or wind storm?
Yes. Set the reason to storm damage and use the storm damage section for hail impacts, dents on soft metals like vents and gutters, and wind-lifted shingles. Photos of the damage attach to the report in MobileForm.
Do I need to walk on the roof?
No. The checklist records how the roof was viewed: from the roof surface, a ladder at the eaves, the ground, or a drone. Only walk a roof when it is safe to do so.
Can I fill it out on a phone offline?
Choose Customize in MobileForm to open an editable form with the sections and checks already added. Save the form and open it on the device while online before heading out. You can then mark checks, take photos, and sign offline, and the inspection syncs when connected. Free includes 3 forms, 50 submissions per month, and up to 5 photos per submission.
